How Do Architects and Architectural Technologists Charge?



Professionals typically use one of the following fee structures:


  1. Percentage of Construction Costs:

    • This method harks back to the RIBA fee scales which were mandatory for over a century until they were abolished in 1982. Percentage of construction costs are still used as a general guide to fact-check fees as size and complexity relate to the cost of construction as well as the time and experience related to higher architectural fees. Fees can range from 7-15% of the total construction costs, depending on the project’s complexity and the level of service required. These fees might be paid equally or at that rate at which human resource is spent over a number of months or alternatively agreed to be paid at key deliverable dates.

  2. Fixed Lump Sum Fees:

    • For smaller or well-defined projects, some professionals offer a fixed fee, providing clarity upfront. These are often tied to milestones and the provision of documents or drawings. They give good initial assurance for the client although will often come with a detailed list of inclusions and exclusions that could add costs if the project does not continue as planned.

  3. Flexible Hourly Rates:

These are usually billed at agreed intervals i.e. fortnightly or monthly. This method should agree an expected overall cost to give some clarity to a client - there should be no blank cheques written! This method can run into problems when disagreements arise about the amount of time spent on particular tasks as everything is open to scrutiny.

  • Stages 4-5 (technical drawings and construction)

Between £1,500 - £3,000 for extensions and between £4,000 and £8,000 for new builds
